EJM Development Announces Ground Breaking of Arroyo South Office
February 20, 2008 (Las Vegas) - EJM Development Co., a leading Las Vegas developer, today announced it has broken ground on Arroyo South Office, which is part of its 450-acre master-planned business park, The Arroyo, in southwest Las Vegas. Pre-leasing has begun on the property.
Arroyo South, situated on the south side of the I-215 Beltway between Warm Springs and Tenaya roads, will add an additional 135,000 square feet of Class A office space to The Arroyo. The project consists of three office buildings, each comprising 46,000+ square feet and will be divisible to 5,000 square feet.
Each building will be wrapped in stone and glass, with abundant parking and distinctive signage. Fiber-optic telecommunications will be available as well as an ample tenant improvement allowance. The Arroyo South Office is also within walking distance of retail and restaurant amenities.
LM Construction is serving as general contractor and JMA is the architect of record. Tom Stilley, Tabor Thill, Dean Kaufman of Colliers International are the leasing agents for the property. Construction completion is scheduled for third quarter 2008.
The Arroyo, the largest master-planned commercial development in the Las Vegas Valley, is comprised of more than 450 acres of premier real estate. Upon completion The Arroyo is projected to comprise more than 4.5 million square feet of office, retail and industrial space.
The entire development has been master-planned through architecture, signage, monumentation and landscaped palette. The Arroyo boasts wide streets with landscaped medians, meandering sidewalks and ample parking space for easy access throughout the development.
